Munich rental application checklist

By the Zusage.app editorial team · Reviewed · How we research

Practical guide for renters in Germany. Informational only, not legal advice.

Munich housing is expensive, so a useful application starts with the full monthly cost and a clear, verifiable summary of income and household size.

Explanation

Run the budget check before you write. Munich's official 2025 Mietspiegel reports an average net cold rent of €15.38 per square metre for the housing stock covered by that survey; it is a reference-rent instrument, not a promise about the asking price of a particular new listing. Add the advertised Nebenkosten and confirm the total fits your budget.

If a cash deposit is required, section 551 of the German Civil Code caps it at three months' rent excluding operating costs and allows payment in three monthly instalments. For the application itself, use the requested form and keep the German factual: employment situation, income, household size, move-in date, and documents you can actually provide.

English translation

Dear Sir or Madam, I am applying for your apartment in Munich. I have been employed on a permanent contract as a product manager at a Munich company for three years and earn a monthly net income of 4,200 euros. I am looking for the apartment for a quiet two-person household and could move in at the earliest on September 1, 2026. Schufa report, proof of income, employment contract, and ID copy are all fully prepared. I would be pleased to arrange a viewing appointment.

Common mistakes

  • Comparing only the cold rent and forgetting the advertised operating costs and other recurring expenses.
  • Treating a citywide Mietspiegel figure as the asking rent for a specific apartment.
  • Sending vague income information or documents that do not match the numbers in the application form.
  • Hiding a fixed-term contract instead of explaining it accurately and asking which supporting documents are accepted.
